FAQ:
Q - How do I sign up? A - Simple, just email us or fill out the contact form on our website. We will get in touch with you via email or over the phone to obtain the information we need to accurately research the value of your home. Once complete you will be assigned a code that will appear on the spreadsheet, you can keep track of your ongoing value range by viewing the sheet.
Q - How often will the values be updated? A - Check the spreadsheet, your code will be listed in a group (1, 2, or 3) and on the top of the sheet the dates for value updates are listed.
Q - How did you determine the value range? A - We obtain our sales information from the Missoula Organization of Realtors MLS. When putting together the value ranges we search for similar sold houses dating back no more than 6 months from the time of the report. The range is based upon two numbers, the average listed price of the sold comparables (the higher number), and the average sales price of the same sold comparables (the lower number). In this report, we do not compare your home to active listings, just sold.
Q - What if I've lost my code? A - Get in touch with us, we can get it to you, or re-set it if you'd like.
Q - Can I see more detailed information? A - Of course! Give us a call or email, we'd be happy to email, or print a copy of a complete CMA report for you.
Q - Zillow and Cyberhomes shows a much different value, why is that? A - Independent web sites such as Zillow and Cyberhomes rely on public record to obtain sales figures. In Montana public records do not disclose sales prices. The most reliable source of sales information in our state is through the Realtors' MLS.
Q - How accurate will these prices be? A - Do not take these figures for the absolute truth, each house is unique and has special features that might improve it's value over similar comparable properties. While we believe the range we provide will be fair, these numbers do not reflect what we would call your fair market value. If you would like a detailed specific report, we'd be happy to provide you with one.
Q - My range has changed dramatically, what gives? A - Price flux is going to be based solely on the sales comparables, not the active market. There could be many factors such as time of year, how unique your home is, or the lack of similar sales. Contact us with questions, we're happy to explain our numbers to you.
Q - I'd like to have my value range updated ASAP, can you do that for me? A - Yes we can, email or call and we'll get it taken care of within 48 hours.
